Types of Inspections:

  • Residential Inspections

    The Home Inspection is a non-invasive, visual examination of accessible systems and components of a residential property. The Inspection can be performed on a condominium, mobile home, single family home and multi-family building. Upon completion, you will be provided with an electronic report that includes photos and associated recommendations.

  • Pre-Listing Inspections

    If you are selling a home, a Pre-Listing Inspection could help you prepare the home and get it in its best possible shape before putting it on the market. It’s a full Inspection for the seller to better understand the condition of their home prior to the buyer’s inspection. The inspection focuses on proper functionality of all major systems and components of the house: heating and cooling; electrical; plumbing; roof and structure; siding; and doors and windows. During the inspection, I can offer advice about ways to repair and upgrade the home as needed.

  • Warranty Inspections

    Often called an 11th month inspection or 1-year warranty inspection, this service is provided to new home buyers near the end of their first-year builder warranty period. It is used to identify any deficiencies that may be covered under the builder’s warranty.

  • Radon Testing

    Radon is a radioactive gas that comes from the natural decay of uranium that is found in nearly all soils. It typically moves up through the ground to the air above and into your home through cracks and other holes in the foundation. The gas is tasteless, colorless, and odorless, so testing is recommended to determine if it is present in your home. Testing is done by placing vials in a specific location within the house. The vials are exposed to the air in the home for 48 to 72 hours. I will then send them to a laboratory for analysis. Analysis reports will be sent to you directly.

  • Water Testing

    Water quality testing is strongly recommended for homes with private drinking water wells. I will collect and send samples from your drinking water source to a laboratory for analysis and reports will be sent directly to you.

What does a home inspection cost? You don’t have to jump through hoops to find out how much you’re going to pay for gas, food or clothes. So why should it be that way in the service industry? You’re right, it shouldn’t!

Fees: Typically the inspection cost can range from $350-$500 depending on the size of the home. Ancillary charges such as Radon Water, etc. can range from $40-$175. The preliminary scheduling steps will identify actual costs for the services you choose.
